Latest Concepts
In June 2007, Pierce Education Properties defined the East Village project boundary as a 25-acre area bounded by Bogue Street to the west, Stoddard Avenue (at 1200 E. Grand River Ave.) to the east, East Grand River Avenue to the north and the Red Cedar River to the south. The vision for the East Village project is a pedestrian-oriented, mixed-use urban village perfect for students, young professionals and empty nesters located in convenient distance of the MSU campus and downtown East Lansing.
Character Sketches (unveiled 10-08-08)
Pierce Eduation Properties unveiled additional information about the character of the project at a community workshop held on October 8, 2008. The sketches include four birds-eye and pedestrian sketches and three retail floor plans.

Conceptual Design Elements
- There will be an entry plaza on the northwest corner (at the intersection of Bogue Street and East Grand River Avenue).
- There will be two levels of underground parking and two levels of above-grade parking, with limited surface parking.
- All above-grade parking will be built behind retail space and commercial shops. The majority of parking will not be visible.
- A pedestrian retail promenade will feature active uses (retail and restaurants) at the ground level.
- Residential buildings will sit above the parking deck. Market-rate residential units will be located along Bogue Street.
- Roof terraces will be developed above the parking deck between residential buildings.
- A six-acre river park will include significant public space capable of accommodating music and other entertainment, and activities.
- A man-made canal will carve an island in the project area. The canal and the walkway will be lined with restaurants and shops.
- The island will feature a Winter Garden Plaza with retail and restaurants around an indoor/outdoor plaza and performance plazas.
- Streetscape enhancements will be made along Bogue Street and East Grand River Avenue.
East Village Current Development
Project estimated cost is approximately $750 million. The proposed uses include the following:
- Retail, restaurant and entertainment (380,000 square feet)
- Multiplex movie theater - potential for smart lecture halls (80,000 square feet)
- Market - specialty grocer (20,000 square feet)
- Diverse array of restaurants with outdoor seating and entertainment venues (140,000 square feet)
- Retail Shops (140,000 square feet)
- Market - specialty grocer (20,000 square feet)
- Diverse array of restaurants with outdoor seating and entertainment venues (140,000 square feet)
- Retail Shops (140,000 square feet)
- Civic & Campus-serving office, research and business incubator space (up to 200,000 square feet)
- Hotel and conference center - 200 rooms, (35,000 square feet)
- Residential - 965 units
- 1,500 beds of rental housing for undergraduate students
- 300 units of rental housing for graduate students, faculty, staff and the workforce
- 190 units of for-sale housing for gradutate students, faculty, staff, alumni and the workforce - Parking - approximately 3,700 underground and above-grade parking spaces
- Amenities - six-acre Riverfront Park & Winter Garden
